How guaranteed rent works
Four steps from first enquiry to your first monthly payment.
Guaranteed rent is an arrangement where a company leases your property for a fixed term and pays you an agreed rent every month, whether or not the property is occupied. The company takes on the tenants, voids and day-to-day running, and you receive one predictable payment.

We view the property, check its condition and the local licensing position.

Lease and first payment
Once the lease is signed and the property is ready, rent is paid on the agreed date each month.
What is in the lease?
- The monthly rent and the date it is paid
- The lease length and any break clause
- Who is responsible for which repairs
- Insurance responsibilities
- The inventory, schedule of condition and handback standard
What stays with you?
Ownership, buildings insurance, your mortgage and any repairs the lease leaves with you, typically structural items and major systems. Everything is written down before you sign.
Questions landlords ask
How long does it take to get an offer?
After the valuation visit we send a written offer. Timings depend on the property, and we will tell you what to expect when we book the visit.
What documents will I need?
Proof of ownership, your mortgage lender's consent where required, current safety certificates if you have them and your buildings insurance details.
Do I need my own solicitor?
We recommend it. You are welcome to have the lease reviewed before you sign.
